A planning application has been submitted for a large “equestrian facility” on a site in the corner of Newlands Farm, adjacent to The Coombes. Whilst the site is in Arborfield and Newland Parish, Barkham residents may be interested (and have a view) due to its proximity to The Coombes, so we wanted to make residents aware and give you a chance to comment.
In summary, the application comprises:
Full application for the proposed erection of an equestrian facility for training and livery purposes including fifty horseboxes, foaling yard, indoor and outdoor riding arenas, lunge ring and horse walker, reception, office, members clubhouse with bar, parking for 25 cars, three parking areas for HGV horse lorries, and three units of residential accommodation comprising manager’s three-bedroomed house, staff two-bedroomed flat and staff five-bedroomed flat, with access via Gravelpithill Lane and Ellis Hill.
The site is about 1.8 hectares.

Residents may have varying views about whether this application should be approved but it clearly is a significant development of agricultural land. Points you may wish to consider:
- Impact on the character of the area and its wildlife including proximity to
- The Coombes Ancient Woodland Local Wildlife Site
- Local Wildlife Site on the other side of Gravelpithill Lane to the east
- Additional traffic on Gravelpithill Lane (an unmade road) from cars and lorries, both when built and during the construction phase
