A proposed extension to Arborfield Green – land to the rear of Barkham Square adjoining Langley Common Road
A major planning application has been made on land adjacent to the Arborfield Green development (see application 261059) by seeking outline consent to build 660 dwellings on the land at the back of Barkham Square. The application does not include the land at Arborfield Studios on Langley Common Road where we reported, in February, on the pre-application consultation by Developers envisaging 330 dwellings on that land. So that will form part of a further application in due course.Â
Interestingly the proposal envisages a new roundabout access onto Langley Common Road but only pedestrian access to Arborfield Green.
Comments can be filed with the Borough up to the 11th June. The area immediately behind Barkham Square is proposed to be kept as open green space and our understanding is that the land, in the application, adjoining Commonfield Lane is partly proposed to be SANG land and partly for use as allotments.
The draft Local Plan, which is awaiting Ministry approval, envisaged 600 dwellings on part of the site so the point could be taken that the proposed enlargement to 660 houses is excessive and should not be permitted. The same is true re Arborfield Studios where the local plan shows 300 houses, yet the consultation mentions 330.
A point has been made to us that the Local Plan is still only in draft form and has not yet been approved by the Ministry – so should the Borough be reminded that the proposal is contrary to several of its current policies (including being located in the identified separation zone between Arborfield Green and Barkham Hill)Â
