An application has been made (251486) to build 16 dwellings on the open land to the west of Edneys Hill adjoining Barkham Road: the site is in a particularly sensitive area and has been the subject of seven previous development applications (the application refers to 4) – which were refused on appeal.
The proposal envisages a mix of eight 3 bedroom houses, two 2 bedroom houses and six 1 and 2 bedroom flats
The site is undoubtedly a natural break in the houses along Barkham Road and forms a natural landscape break at the entrance to Edneys Hill which is predominantly open land and used by walkers and has no footpath. It has been described as a Green Wedge serving as a visible break in the housing along Barkham Road.
Access to the site is proposed from Edneys Hill, a narrow country lane with a 60mph speed limit. An application in 2022 for access on the opposite site of the road was objected to by WBC Highways Dept on 3 points:
- substandard visibility splays from the access onto Edneys Hill;
- substandard forward visibility for vehicles approaching the access;
- narrow carriageway width creating a hazard for turning vehicles
This application is no different other than the application across the road was for access to a single property whereas this is access for 16 properties.
